I manage your real estate investment, not doors. The typical local Property Management firms manage 350-600 properties, otherwise called “doors”. I manage a small number of select properties so that I can provide more thorough, hands-on, personalized service. Although my primary focus is to protect your property, I also develop successful relationships with your tenant so they feel at home yet have a high degree of accountability when it comes to taking care of it.
From initial property condition evaluation to signing a lease with the most qualified tenant, and everything in between, I take care of it all! I will work with you to determine fair market rental value, offer a survey of recommended cleaning, inspections and repairs, and utilize the best marketing tools, in order to obtain top dollar for your property. I work with a select group of third party licensed/bonded contractors to take care of every maintenance need. Special attention is given by this group to help me determine an owner repair expense vs a tenant repair expense. I perform quarterly interior inspections so I’m always on top of even a minor issue which saves my property owners from expensive repairs down the road.
I work hard to prevent income loss in between tenants, most of my property owners experience little to no income loss, saving thousands of dollars every year. I prepare detailed financial reports monthly and annually and prepare all necessary tax documents. Rents are due on the 1st of every month. I rarely have late paying tenants and have had NO evictions to date.
